We recently sat down with David Mau, Director of product for vacation rentals at Booking.com to gain his vacation rental industry insights. In this follow up article, David shares his top tips for vacation rental listings.

Here are 8 vacation rental listing tips to attract more guests and drive reservations on Booking.com:

1. Get your properties listed on Booking.com

Booking.com will translate your content in up to 43 languages and start sharing your unique property with customers from all over the world. Download the Kigo Booking.com Integration Guide to get started.

2. Provide a range of high-quality photos

Some hosts only highlight a handful of photos that don't really show customers what they can expect, or don’t provide enough information for them to make an informed decision. Use a range of vacation rental images that represent your unique property.

3. Update your availability in advance

Based on we're seeing in terms of booker behavior for the vacation rental segment, it's helpful to have availability loaded 18 or even 24 months in advance. Think beyond just the next year, and update your availability in the platform as far ahead as possible.

With website booking software, easy-to-read availability calendars and even inquiry management and e-mail automation tools, you can manage all your vacation rental reservations in one place with the Kigo Vacation Rental Reservation System.

4. Get your pricing right

Are you itemizing the extra cleaning fees or other additional charges for your space? Perhaps it's better to roll this all up into one flat rate for your property. Even though this might make the initial total price for your property higher, it's easier for your customers to understand and gives them a better idea of the total price to book your property right from the get go.

5. Keep information up-to-date

Keep your facilities information and policies for your property up to date on our platform. This not only sets accurate expectations for customers, but also helps them to find you more quickly.

6.  Simplify check-ins and check-outs

Make the check-in and check-out process (including key handover) as convenient as possible for your guests.

7. Encourage online reviews

Positive vacation rental reviews are important to the ranking and findability of your listing on Booking.com and help you to attract new customers. Do what you can to help make the overall guest experience at your property as enjoyable as possible, and ask happy guests to share their experience online.

8. Be responsive!

This not only includes answering guest questions in a timely fashion before their stay, but also commenting on the reviews they leave about your property after they've checked out. How you handle both positive and constructive feedback says a lot about the experience at your property to future customers.
